1. Booking & Reservations
All bookings at Villa Valeria are made through WhatsApp or email. Upon receiving an inquiry, our team will respond within 24 hours to confirm availability and provide current rates.
A booking is considered confirmed only when the required deposit has been received and acknowledged by Villa Valeria. Dates are held for 48 hours pending payment (24 hours for bookings within 7 days of arrival or when another inquiry is pending for the same dates).
By making a booking, the guest acknowledges that they have read, understood, and agreed to these Terms & Conditions without reservation or exception.
2. Payment Terms
A deposit of 50% of the total stay amount is required to secure the booking. The remaining balance must be paid no later than 30 days before the scheduled arrival date.
For bookings made within 30 days of arrival, full payment is required at the time of booking. For bookings made within 7 days of arrival, full payment must be made via bank transfer or credit card only.
Accepted payment methods include bank transfer (IDR or USD) and credit/debit card. The guest is responsible for any bank fees or currency conversion charges incurred during the transfer. Credit card payments may be subject to a processing surcharge.
If the guest fails to pay the outstanding balance within the specified period, Villa Valeria reserves the right to treat the booking as cancelled, subject to the cancellation policy. Entry to the property may be denied until full payment is completed.
3. Check-In & Check-Out
Standard check-in time is 2:00 PM and check-out time is 12:00 PM (noon). Early check-in and late check-out may be arranged subject to availability and may incur additional charges.
Late check-out fees are structured as follows:
- Up to 3:00 PM (3 hours extra): 25% of the nightly rate
- Up to 5:00 PM (5 hours extra): 50% of the nightly rate
- Up to 7:00 PM (7 hours extra): 75% of the nightly rate
- After 7:00 PM: 100% of the nightly rate
For stay extensions, full payment for additional nights is required at least 24 hours before the originally scheduled departure. If payment is not received, the standard check-out time applies.
4. Guest Conduct & Responsibilities
Villa Valeria is an adults-only property. All guests must be 18 years of age or older at the time of check-in. We do not accommodate children or infants.
Guests are expected to treat the property, furnishings, and amenities with care and to maintain the property in good order during their stay. Any damage, loss, or need for special cleaning resulting from guest negligence will be charged to the guest.
Guests are requested to respect local customs and traditions and to ensure that all members of their party and visitors behave appropriately. The following are strictly prohibited on the property:
- Illegal or immoral activities of any kind
- Use or possession of prohibited drugs
- Excessive noise, especially between 10:00 PM and 8:00 AM
- Use of pyrotechnics, firearms, or dangerous goods
- Smoking indoors (designated outdoor areas are provided)
- Pets of any kind
In the event of excessive or unacceptable behaviour, damage, or violation of these terms, Villa Valeria reserves the right to terminate the booking immediately. The guest and their party may be required to vacate the property without compensation or refund.
5. Property Access & Maintenance
The property and its amenities are available for the guest’s exclusive enjoyment during the stay. Villa Valeria and its staff reserve the right to access the property at reasonable times for essential maintenance, repairs, or housekeeping services, with due regard for the convenience of the guest.
Only registered guests may occupy the property. Under no circumstances may the maximum occupancy specified in the booking be exceeded without prior written agreement. Subletting or re-renting the property is strictly prohibited.
A fee of IDR 500,000 will be charged for each lost key or access card.
6. Swimming Pool & Amenities
The infinity pool and all shared amenities are available for use by all registered guests. Guests use the pool and all facilities at their own risk. No lifeguard is on duty.
Guests are expected to observe basic pool safety, including no diving in shallow areas and no glassware in the pool area. Villa Valeria is not responsible for any injury or accident that occurs in or around the pool or property amenities.
7. Events & Gatherings
All bookings are presumed to be for standard accommodation purposes. If the guest intends to host any event, celebration, or gathering that exceeds the number of registered guests, prior written approval must be obtained from Villa Valeria at the time of booking.
Additional charges may apply for events, including fees for local community permits (Banjar), security, cleaning, and any necessary insurance. Villa Valeria cannot guarantee the issuance of local permits and is not liable if such permits are denied.
8. Liability & Insurance
Villa Valeria and PT Triumvirate Business Development do not accept responsibility or liability for:
- Physical injury, sickness, death, loss, damage, or additional expense incurred by any guest or visitor, regardless of cause
- Loss or damage to any personal belongings, vehicle, or valuables during the stay
- Inability to occupy the property due to failure to obtain travel documentation, flight cancellations, or missed connections
The maximum liability of Villa Valeria shall not exceed the total rental amount paid for the stay.
Guests are strongly advised to obtain comprehensive travel insurance covering trip cancellation, medical expenses, personal injury, medical evacuation, and loss of personal belongings prior to travel.
9. Force Majeure
Villa Valeria shall not be held liable for any failure to perform its obligations due to circumstances beyond its reasonable control, including but not limited to: natural disasters, volcanic eruptions, earthquakes, severe weather, pandemics, epidemics, government actions or restrictions, civil unrest, strikes, terrorist activities, or infrastructure failures.
In such circumstances, Villa Valeria will make reasonable efforts to offer alternative dates, relocate the guest to comparable accommodation, or provide a full refund of payments made.
10. Complaints & Dispute Resolution
Villa Valeria strives to ensure an enjoyable and comfortable stay for all guests. Any issues or concerns during the stay must be reported immediately to our on-site team or via WhatsApp so that they can be addressed promptly.
Complaints submitted after the conclusion of the stay may not be entertained, as issues cannot be verified or resolved after departure.
These Terms & Conditions are governed by the laws of the Republic of Indonesia. Any disputes arising from or in connection with these terms shall be resolved in accordance with Indonesian law.
11. Amendments to These Terms
Villa Valeria reserves the right to update or modify these Terms & Conditions at any time. The most current version will always be available on this page. Bookings are subject to the terms in effect at the time the booking is confirmed.
